One of the things I love about communities like Bridgeland and Towne Lake is the incredible lifestyle they offer. We're talking resort-style pools, fitness centers, miles of trails, community events, parks, lakes, and amenities that make these neighborhoods some of the most sought-after places to live in Cypress.
But here's the reality: those amenities aren't free.
The question isn't whether homeowners pay for them—it's how.
Many master-planned communities have two options:
• Increase annual HOA dues for everyone
• Charge transaction fees when homes are bought or sold
Both Bridgeland and Towne Lake have chosen to keep their annual HOA fees relatively competitive while also collecting certain transfer and enhancement fees during a real estate transaction.
Bridgeland Fees
If you're selling a home in Bridgeland, you'll typically pay:
- $125 Transfer Fee
- 0.5% Enhancement Fee based on the sales price
Towne Lake Fees
If you're buying or selling in Towne Lake, you'll typically see:
- $215 Transfer Fee
- $840 HOA Capital Contribution Fee (buyer)
- 1% Foundation Fee paid when selling
What Does That Mean in Real Life?
Let's use a simple example.
If you purchase a home and later sell it for $300,000, your total HOA-related costs over five years could look something like this:
Bridgeland
- Transfer Fee: $125
- Annual HOA Dues (5 years): $4,450
- Enhancement Fee: $1,500
Approximate Total: $6,075
Towne Lake
- Transfer Fee: $215
- HOA Capital Contribution Fee: $840
- Annual HOA Dues (5 years): $4,250
- Foundation Fee: $3,000
Approximate Total: $8,305
Why Do These Fees Exist?
Personally, I don't think these fees are necessarily a bad thing.
Communities like Bridgeland and Towne Lake offer an amazing quality of life. Maintaining lakes, pools, fitness centers, landscaping, parks, trails, events, and community programming costs a lot of money.
Rather than dramatically increasing annual HOA dues, these communities spread some of those costs across future transactions.
The important thing is awareness.
Many homeowners are surprised when they get to the closing table and discover an Enhancement Fee, Foundation Fee, transfer fee, or capital contribution fee they weren't expecting. That's why I always make sure my buyers and sellers understand these costs upfront so there are no surprises later.
